In the past few years, the opportunity for homebuyers to negotiate on a home purchase was basically nil. Due to historically low housing supply, buyers have basically had zero power when it comes to negotiating with home sellers. In fact, due to multiple offer situations in most home sales, buyers were having to consistently offer over listing price just to get into a home. And some buyers were even waiving all contingencies, such as appraisal gaps and inspections.

However, late 2023 and early 2024 have brought a shift in the housing market, bringing a somewhat more balanced market. Thus, buyers are finally seeing some relief and are able to bring more to the negotiating table.
